Property Values Increased 4.4% in June; Strongest Appreciation in South Region Retail, Midwest Region Retail, and Midwest Region Apartments

Investment real estate values increased by +4.4% during June 2016 according to the FTSE NAREIT PureProperty® Index Series, which provides the earliest measurement of changes in the market values of properties held for investment purposes.  The South region saw the strongest appreciation at +5.1% but properties appreciated strongly in other regions as well with implied values up +4.8% in the Midwest, +4.0% in the East, and +3.6% in the West.

U.S. Stock Volatility Spiked. U.S. REIT Volatility Didn’t.

Over the two market days following the Brexit vote U.S. stock market volatility more than doubled, from 9.9% (below its inter-quartile range) to 22.0% (above its IQR)—but U.S. REIT market volatility nudged up by barely one-seventh, from 9.6% to 10.9%.

Investment real estate values increased by +0.57 percent during May 2016 according to the FTSE NAREIT PureProperty® Index Series, which provides the earliest measurement of changes in the market values of properties held for investment purposes.  The South region saw the strongest appreciation at +2.02 percent.

Are REITs “Just Small-Cap Value Stocks”?

Here’s a comment that was much more common when I started this job in 2006 than it is today: exchange-traded equity REITs, people used to say, are essentially “just small-cap value stocks,” implying that they didn’t offer any significant diversification benefit that you couldn’t get simply by holding a mutual fund or ETF focused on the small-cap value segment of the stock market.

As an asset class, stock exchange-traded equity real estate has provided higher returns than other public equity investments over most significant historical periods. The outperformance by exchange-traded Equity REITs for long holding periods has not been limited to just a small set of property types.

Volatilities and Correlations, Somewhat Elevated in February, Subsided in March

Both volatilities and correlations have come down and are now firmly within their long-term normal ranges. Estimated REIT volatilities were above 21.9% only from January 21st through February 19th, and was most recently estimated at 11.8% using data through April 15th.
